This Is the Tampa of Tomorrow

Today, Tampa is evolving at an incredibly rapid rate. The Uptown District is emerging as a premier destination for residents, businesses, and visitors alike, while the area’s rising economic power and institutional growth are drawing attention to the city nationally. 

At the heart of this urban expansion is RITHM, a 100-acre research village anchored by a diverse community of innovators across the education, healthcare, and technology sectors. Accented by a wide range of walkable retail, hospitality, entertainment, residential, and recreational amenities, RITHM is a vibrant city center for all of Tampa and an icon for innovation nationwide.

The Whole is Greater Than the Sum of its Parts

Situated in the center of the burgeoning Uptown neighborhood and surrounded by major institutional players, RITHM is ideally placed. With over $2 billion of investment slated for the area but no central, unifying figure to maximize that investment potential, RITHM has an opportunity to fill that void. Our challenge was positioning the development as a natural extension of our neighbors with the ability to tie them all together.

We positioned the development as a major hub of a new central innovation district that would serve as a regional destination, supply neighboring institutions with expansion capacity, and the supporting infrastructure needed to guide innovation out of the university and incubate onsite.

Full of Promise

The data was compelling, and a major component of the investment pitch. Tampa is one of the youngest cities in Florida and growing. It’s been a hub for major medical institutions for nearly 50 years, with a preeminent research university adjacent to our site. Conveniently located 15 minutes from Downtown and MacDill Air Force Base, RITHM has the potential to integrate the Tampa Bay Region on a scale not seen previously.
