National Realty Advisors was a return client after Neoscape’s success with the Girard Residences in Philadelphia’s East Market. This time, they contacted us to help with another new residential development between the Northern Liberties and Old City neighborhoods. National felt there was an opportunity to offer an evolved residential experience that catered to an audience growing out of the current housing stock in the area and promoted greater cross-pollination of residents and neighbors.
The 13-story 360 residential unit tower along Spring Garden Street opened in spring 2024.
Lots of apartments have gyms. They’re usually OK at best but typically not a focus. National took a different approach with The Noble and partnered with City Fitness, a Philadelphia mainstay with a strong community connection. Instead of simply having a gym, City Fitness was integral to the energy and vibe of the project–the gym and common spaces blended with the apartment’s common spaces, allowing for constant liveliness.
Our strategy was to develop a lifestyle-driven brand identity that allowed for greater community engagement while offering a retreat to your personal space above.
From a thematic standpoint, we used the concept of connectivity: this is quite clear from a visual perspective with our integrated line work, but the notion of connection went beyond that as we wove together the relationship between City Fitness and the apartment building, our connection to the greater neighborhoods and their residents, and the physical act of connecting Northern Liberties and Old City via our property.
Above all, we wanted to keep the tone fun and friendly, with a visual identity that embodies the neighborhood's personality.

National has a long-term vision for this property and the surrounding area. The struggle here was the immediate term—the area was just beginning to see development take off. It could be considered on the periphery, neither in Northern Liberties nor Old City. We discussed with them their need to use the Noble as a first act of many. We collectively set a high bar as this would set the tone for the area moving forward.
