This is Big.

Having worked on most multi-story logistics projects in the city, Turnbridge Equities and JLL turned to Neoscape to help them develop a brand identity and supporting collateral to market their 1.3M SF logistics hub in the Bronx. The development is not only the largest in the five boroughs, but the most thoughtfully-designed industrial development in New York City. The project offers two market-leading, 250K SF warehouse floors, accessed nearly 800 feet from one another through separate, exclusive entrances, and the single largest availability of parking in the market.

Construction was completed in June of 2024.

Modern Multi-Story Doesn’t Need to Be Scary

Traditional, single-story logistics centers are pretty straightforward. They’re also typically located outside dense urban locations. This is where multi-story logistics centers shine. They’re relatively new in the US and more complex from an operational standpoint. Turnbridge came to us because of our successful work on 2505 Bruckner and 640 Columbia and our knowledge of multi-story logistics. Like many of the other multi-story properties, our challenge here is clearly articulating how they operate, with one or multiple users, as efficiently as the standard single-story option but with the obvious advantage of proximity to their market.

The Biggest Site in The City

Saying the development was significant was an understatement. Turnbridge worked for several years, buying up land to combine it into a single, massive site. They ended up with a 14.2-acre site that allowed for a 500K SF development and a 750K SF lot, which was unheard of in scale within the five boroughs.
The warehouse's design was also a point of differentiation. Turnbridge prioritized efficiency and traffic logistics; this is especially critical when considering a multi-tenant operation.

Did I Mention This is Big?

Logistics lives and dies by its metrics: square footage, clear heights, parking spaces, etc. That leads to some dry content. We wanted to offer Turnbridge something a bit extra: a brand identity that praised their hard work in bringing together a huge development and reinforced their competitive advantages without simply saying, “This is a big building.”
The brand identity we developed focused on scale, from the logo to supporting graphics throughout the collateral. The result was a simple, effective, playful identity with a clear nod to BLC’s size.

Playing with Scale

The brand relies on super-sized B, L, and C letters paired with scaled elements that play on scale. We took that one step further on the website with subtle animations that brought the brand to life.
